Your logic on CHR is skewed. If CHR really alters how much NPCs buy items from you, then a level 70 person with over 50 CHR will be able to sell items at a higher price than a level 1 person with around 10 CHR. Selling rate depends on the location of where you are selling the item, not your CHR. If you tested it and got different results then you were probably selling the item at different locations. You should keep all but one of your variables constant when conducting tests.
There is no relation between VIT and HP either. I've worn tons of VIT boosting equipment before and the only time my HP goes up is when I'm wearing my Bastok Ring, and that's only because HP is a part of the status boost. Otherwise, VIT doesn't increase HP at all.
AGI doesn't affect attack speed. I don't like quoting people because it's redundant, so just refer to what StarvingArtist said because those are the only things that changes delay.
